AECOM Senior Manager, Real Estate, APAC (Based in HK / Manila / Singapore) in Shatin, Hong Kong

Global Real Estate (“GRE”), the internal corporate real estate department of AECOM, is responsible for developing the overall real estate planning, strategy, and service delivery to support AECOM’s workforce. GRE provides portfolio management, workplace and facility management, transaction management, construction and project management, and general real estate processes and policy of mostly leased office space across the globe. Due to the nature of AECOM and its businesses, the portfolio is highly dynamic.
We are looking for a dynamic individual to be part of APAC Real Estate team as Senior Manager, Projects . He/She will be responsible for defining and managing the overall program of end to end moves and construction fit out projects across AECOM's APAC office portfolio of 50 main offices in Greater China, Southeast Asia, and Australia and New Zealand.
The Senior Manager will develop the structure to manage project budgeting and spend; provide oversight of external service providers and in-house staff, as they contribute to tenant improvement / build-out projects; develop standard tools and processes; lead sourcing initiatives; and ensure that all parties effectively and efficiently deliver projects to meet scope, time, and budget objectives. Typical projects involve leased office space and require interaction with landlords, external contractors and vendors and internal business unit occupants, internal design, project management, cost consulting, IT, and finance.
Other essential functions include:
Act as AECOM’s subject matter expert for APAC project and move management, including budgeting, due diligence, design, and construction activities
Design, communicate, educate, and enforce guidelines, procedures and protocols for planning, monitoring and executing move and construction projects
Direct AECOM’s project suppliers in the delivery of all AECOM projects, including project managers, architects, furniture providers, and others
Lead annual planning and budgeting cycles; Liaise with strategy, facilities, local administrative functions, IT, and finance teams
Oversee projects in flight;
Provide direct project management to projects in region, as appropriate given location, scale and scope
Develop relationships and service level agreements with service providers and stakeholders
Recommend and lead initiatives for efficiency and cost improvements
Support Head of Real Estate in key client management and quarterly reviews and updates with occupants and business leaders
Act as single point of contact for corporate real estate finance including reporting on real estate capex budgeting and payment tracking.
Bachelor degree in Real Estate, Architecture, Construction Technology, Building Construction, Civil Engineering or related field is preferred and/or demonstrated equivalency plus supervisory experience
Minimum of 7 years experience in a project management environment, 5 of which included direct project management responsibilities
Extensive knowledge of construction and project delivery techniques, particularly in the corporate leased office environment
Experience managing general contractors, architects, designers, and contract bid processes
Must be able to prepare operating and capital budgets, variance explanations and forecasts
Must demonstrate ability to:
utilize common project management techniques
write reports, manuals and policies
respond to sensitive business and/or personnel situations with finesse
synthesize and analyze large and complex sets of data to identify trends and/or make recommendations
develop compelling business cases
Must have experience managing vendors
Working knowledge of project management software
Good Excel and PowerPoint skills
Good communication skills with ability to be persuasive to influence outcomes.
