Job Summary

AECOM Capital Real Estate (ACRE), the real estate investment arm of AECOM, was formed in 2013 to invest in and develop real estate assets. Our investment strategy, since its inception, has been to invest as a “Co-GP” alongside operating partners whose capabilities within specific asset classes and geographical markets have produced a history of success, and where ACRE can add value by providing investment capital, credit enhancement, and design, development and construction expertise.

Under the supervision of the Vice President of Design and Construction, the Director will oversee several projects in both active construction and pre-construction phases and conduct due diligence for development pipeline projects. The position requires an individual who has prior experience in construction management and/or development management of projects in construction. This individual is expected to be highly organized and independent, to pay careful attention to detail, to have strong and proactive problem-solving skills, and to demonstrate effective leadership skills with clear verbal and written communication abilities.

This position can be based in New York, NY (preference, for proximity to other ACAP team members) or a variety of AECOM office locations in the Southeast.

Specific responsibilities of the role include:

  • Advocate and enforce timely, on budget, and highest quality delivery of AECOM Capital projects.

  • Establish a strong working relationship with the development partners at the onset.

  • Work with development Co-GPs to oversee development, design and construction related matters on assigned projects

  • Identify and anticipate potential problems before they manifest.

  • Strategize, move, and adjust the agenda as necessary to push the development projects forward while continually seeking added value.

  • Drive schedule tracking and enforcement.

  • Enforce budgets while still achieving the design intent and requisite quality.

  • Enforce quality and safety.

  • Identify, manage, resolve, and mitigate risk.

  • Ensure all proper project controls are in place.

  • Manage project budgets, cost-to-complete forecasts and schedule update on regular basis with Sponsor.

  • Review and resolve change order requests and additional service requests as necessary.

  • Track budget exposures and evaluate mitigants.

  • Continuously evaluate project team organization and personnel to ensure successful delivery.

  • Work closely with and meet regularly with the VP of Design and Construction to report on projects.

  • Establish a strong working relationship with the architect, engineers, consultants, operator, and GC in relevant projects.

  • Provide support for due diligence of potential acquisitions from a design and construction perspective i.e., adequacy of budgets, schedules, project organization, design, permit and entitlement status.

  • Provide design & construction due diligence ongoing reviews for various Development Pipeline projects as needed.

  • Travel to key development projects within the Eastern US as required for key project meetings or progress updates.

  • Work with the Investment Managing Directors for the various projects.

  • Provide support for the tracking of major decisions required by joint venture development agreements.

  • Provide support to the Asset Management team during construction and after project completion.

The Director will oversee several projects in both active construction and pre-construction phases and conduct due diligence for development pipeline projects. This individual must have the ability to build relationships both internally and externally.

  • Guide the advancement of a project through regular monitoring of key milestones and decision making at stage gates.

  • Regular and proactive reviewing of actual progress against construction program including early and advance notice of delays or other critical issues on a project. With development leads, overseeing all handover schedules and delivery of construction milestones.

  • Contribute to budget and planning processes to achieve project schedules and economic goals, while ensuring the highest quality delivery.

  • Strategize, move, and adjust the agenda as necessary to push the development projects forward while continually seeking opportunity to add value.

  • Continuously evaluate project team organization and personnel to ensure successful delivery.

  • Monitor target markets and maintain a network of industry contacts (appraisers, brokers, managers, etc.) to ensure access to the latest information to accurately assess markets and development projects.

Minimum Requirements

The successful candidate will have 10 years of experience in design and construction of ground-up development projects on-time and on-budget. The candidate will have at least an undergraduate degree from an accredited college or university with a focus in Real Estate Development, Construction, Engineering, and/or Architecture. This position will involve significant travel.

Preferred Qualifications

  • 12 years of relevant experience is preferred

  • Strong leadership and team management skills to help drive project development to successful completion.

  • Strong organization and tracking capabilities to ensure projects are being properly managed and executed.

  • Experience in preliminary and final cost estimating and value engineering.

  • High level and specific understanding of contract enforcement provisions for architects, consultants, and contractors.

  • Experience with varying types of development agreements and enforcement of provisions.

  • High level and on-the-ground experience with construction administration, delivery, and management, including pay applications, CPM scheduling, cost estimating, building materials, construction techniques, and approvals.

  • Experience in an array of projects’ programs and use profiles.

  • Successful track record in establishing and meeting budgets and schedules.

  • Ability to manage competing priorities, self-direct time and resource needs, and influence internal and external stakeholders.

  • Experience delivering high quality construction of complex projects.

  • Experience with managing the entitlement, approval and permit processes.

  • Experience with mixed-use development and management of varying 3rd party entities including tenant/leasing coordination.

  • Experience with managing authorities having jurisdiction and utility providers to ensure timely and successful project execution.

  • Basic knowledge of development financial concepts and tools such as proformas, financial models, and investment metrics.

  • Ability to express own point of view in a rigorous interactive team environment.

  • Interested in working in a success driven but respectful and collegial culture.

  • Ability to work independently and on multiple projects simultaneously.

  • The highest level of honesty, integrity and a team work ethic.
