Provide overall management administration to project and assist in establishing project specific objectives and policies
Handles the day to day tasks on this construction project in a timely manner
Reviews drawing and specification materials
Assists the Owner in the review and resolution of issues, questions, and change requests
Works closely with the Owner’s Project Manager
Assists Owner’s PM in reviewing that the Owner’s and User’s requirements regarding scope, schedule, budget, quality, and other aspects of the project are met
Reviews Contractor’s baseline schedule and provide comments
Reviews for completeness and appropriateness of 3 week-look-ahead schedules prior to construction meeting
Attends weekly Construction Meetings
Prepares and distributes meeting agenda, attendance list and minutes
Produces deliverables on time and within budget
Coordinates all incoming and outgoing documents and assures documents are received and retained in Document Control (via BOX)
Maintains on a current basis contract records including copies of all correspondence, submittals, progress reports, and related documentation throughout the duration of construction
Acts as on-site liaison between Owner, User, PM, and GC
Works closely with the Client’s Project Manager or representative and builds a trusting relationship
Works collaboratively at the site during the construction phase and coordinates work activities with the client and all stakeholders
Assists PM and GC in coordinating and monitoring the inspections performed by the GC Contractor, their subcontractors, and any 3rd party inspector hired by the Owner
Coordinates and works closely with Building Inspector for hold-point inspections
Works with the Architect/Engineer to coordinate responses to contractor questions
Tracks and manages all submittals
Works on tracking Requests for Information and Submittals during construction, tracks open items and works with document control assistant to maintain logs daily
Organizes and stores approved submittal samples
Prepares the Daily Reports with photographs and submits to the Owner
Provides closeout support including receiving as-built documentation, warranties, training, attic stock and other required documentation
Manages the turn-over of all archive documents to the Owner
Other duties as assigned
Bachelor’s degree plus six (6) years of related experience or demonstrated equivalency of experience and/or education
US Citizen or Lawful Permanent Resident
Professional license or Certified Construction Manager (CCM)
Experience with Federal projects
Proficient with Microsoft Office (Word, Excel, Outlook)
Proficient with Cloud Systems (Box, Dropbox, Google Docs)
Experience reading and commenting on construction drawings
