Job Summary

AECOM Capital Real Estate, the real estate investment arm of AECOM, was formed in 2013 to invest in and develop real estate assets. AECOM Capital Real Estate targets all commercial real estate asset classes and projects generally located in urban infill locations within the top 25 U.S. markets. From its inception in 2013 through December 31, 2017, AECOM Capital Real Estate has committed over $240 million of capital across 18 investments totalling over $4 billion in capitalization and 11 million gross square feet of developed real estate spanning New York City, Jersey City, Washington, D.C., Houston, San Francisco, Los Angeles, San Diego, Denver, Nashville, Miami, and Manchester, U.K.

The Corporate Vice President, ACAP Design and Construction will oversee a portfolio of projects in both active construction and pre-construction phases and conduct due diligence for development pipeline projects. Current projects include a large mixed use TOD in Los Angeles consisting of hotel, commercial office, and multifamily residential projects organized about a large public transit and retail enclave; a multi-phase residential and commercial office/retail development in Denver, completion of a High-Rise Residential Tower in Los Angeles among others.

The Corporate Vice President, ACAP Design and Construction will be staffed in the Century City office and will have progressively responsible experience, leading to a more senior level role within the AECOM Capital Organization.

Specific responsibilities of the role include:

  • Advocate and enforce timely, on budget, and highest quality delivery of AECOM Capital projects

  • Establish a strong working relationship among the development partners at the onset

  • Strategize, move, and adjust the agenda as necessary to push the development projects forward while continually seeking added value

  • Drive schedule tracking and enforcement

  • Enforce budgets while still achieving the design intent and requisite quality

  • Identify and anticipate potential problems before they manifest

  • Enforce quality and safety

  • Identify, manage, resolve, and mitigate risk

  • Ensure all proper project controls are in place

  • Evaluate project team organization and personnel to ensure successful delivery

  • Provide support for due diligence of potential acquisitions from a design and construction perspective i.e., adequacy of budgets, schedules, project organization, design, permit and entitlement status

  • Work closely and meet regularly with the Head of Design and Construction to report on projects

  • Work with the Investment Managing Directors for the various projects

  • Establish a strong working relationship with the architect, engineers, consultants, operator, and GC

  • Review and resolve change order requests and additional service requests

  • Work with development Co-GPs to oversee design and construction related matters

  • Provide advisement to meet the project schedule, improve quality, and achieve budget objectives

  • Provide design & construction due diligence ongoing reviews for various Development Pipeline projects as needed

  • Travel to key development projects beyond Los Angeles and surrounding areas including Denver and other Western US projects as required for key project meetings or progress updates.

Minimum Requirements

The successful candidate will have a minimum of 10 years of experience in design and construction of ground-up large scale development projects on-time and on-budget.

In addition to the qualifications outlined above, the successful candidate must have:

  • Minimum Undergraduate degree from an accredited college or university with a focus in Real Estate Development, Construction, Engineering, and/or Architecture

  • Strong leadership and team management skills to help drive project development to successful completion

  • Strong organization and tracking acumen to ensure projects are being properly managed and executed

  • Extensive experience in large scale design and construction with an understanding and appreciation for contemporary, high design product

  • Experience in preliminary and final cost estimating and value engineering

  • High level and specific understanding of contract enforcement provisions for architects, consultants, and contractors

  • High level and on-the-ground experience with construction administration, delivery, and management

  • Successful track record in establishing and meeting budgets and schedules

  • A record of proactive resolution to design and construction problems

  • Strong administrative and cost-control skills

  • Experience delivering high quality construction of complex multiple-use projects

  • Ability to express own point of view in a rigorous interactive team environment

  • Interested in working in a success driven but respectful and collegial culture

  • The highest level of honesty, integrity and a keen work ethic

  • Remain in touch with the schedule and agendas of key public meetings for the entitlement and permit process.Understanding of and ability to enforce essential contract provisions for architects and general contractors
