The Head of Real Estate & Facilities Management (REFM) for our International Operations (Europe, Middle East, Africa, ANZ and Asia) is accountable for the Real Estate (RE) strategy, management and optimisation of our portfolio within this geography. This critical role will oversee regional Real Estate strategies which are consistent with overall business goals and vison.

Reporting to the Vice President of Operations and Commercial, International and functionally to the Senior Vice President, Global Real Estate, you will oversee teams of Real Estate professionals in each region. These teams will work closely with regional operational leads to ensure the tactical implementation is fully supported within our local markets.
This role will focus primarily on maximizing the value of AECOM’s International portfolio of approximately 145 properties encompassing 2.7 million square feet of operating real estate assets while simultaneously optimizing real estate portfolio operating expenses and capital expenditures. The position requires someone who can deliver and maintain safe, effective and efficient facilities while implementing business and corporate strategies as they relate to real estate operations. This will require oversight, governance and best practice to bring practical and pragmatic RE solutions tailored to regional demands.
There will be oversight of multiple projects to ensure a consistent output across all international regions to ensure quality and risk mitigation for each operations. Time management and prioritising deadlines leading to lease expirations, tenant improvements and various time sensitive submittals will all be demonstrable areas required to succeed in the position. Effective partnering with key stakeholders across the organization including corporate finance executives and business unit leaders to create value and sustainability while supporting the diverse needs of the highly innovative global workforce is paramount to this role’s success.
In alignment with the enterprise RE strategy, develop and execute an International RE strategy and implementation plan.
Establish an operating model that will deliver consistent, compliant and scalable REFM practices across corporate, affiliate and project locations.
Work with regional leadership to develop a strong REFM team with clear roles and responsibilities. Provide clear direction against an aligned set of REFM objectives. Build a sustainable culture of high performance and value creation.
Develop and implement a robust set of REFM policies, standards and operating procedures to support the business. Embed process discipline.
Define and implement appropriate KPIs/program metrics to ensure high performance and value from managed service providers as well as internal teams.
Implement existing governance processes to ensure real estate decisions are fully informed and value-driven.
Manage and optimize AECOM’s International footprint through proactive lifecycle management while maintaining strategic alignment with the company vision. Establish long term roadmaps for all AECOM sites.
Manage REFM spend and build long term operating plans. Embed fiscal discipline and value management in all activities. Create a suite of management reports leveraging key data sources for transparency of KPIs such as site utilisation, cost benchmarks and vendor performance metrics.
Oversee all real estate transactions and maintain thorough knowledge of all aspects of real estate obligations, risks and opportunities. Engage regularly with executive management as part of decision-making processes and provide robust analyses to support all real estate decisions. Ensure that all real estate strategies support the needs of AECOM’s functional groups.
Oversee the development and implementation of AECOM’s workplace strategies. Maintain close alignment with AECOM functional leaders to ensure that strategies optimize cost while also supporting AECOM’s values and ways of working. Implement best practices across sites.
Oversee capital project planning and delivery. Ensure capital programs are managed on time/on budget and deliver maximal value for AECOM. Employ a robust end-to-end capital management process. Interface with AECOM’s EMEA Leadership Committee for large programs. Assist regional markets with small scale capital projects.
Implement a strong vendor management process across all REFM disciplines. Build relationships with vendors and drive value for money. Address deficiencies and make selection decisions when needed to ensure AECOM has the right vendors in place. Partner closely with procurement function to optimize our vendor program.
Optimize the global framework for integrated facilities management (IFM). Implement and oversee managed services at larger sites. Provide supporting policies, tools and systems to support IFM at smaller sites, and leverage regional service providers where appropriate.
What we are looking for
A person who has extensive expertise in corporate real estate, site engineering, facilities management, workplace strategy and capital program management. The individual will be creative and innovative with the use of technology and able to approach real estate from a fresh perspective. A broad view towards the concept of workspace comfort with technology and change are key. This includes environmental footprint solutions from a carbon perspective and incorporating digital and technology to support and enable a flexible working space.
The ideal candidate will bring cutting edge solutions in terms of how we use our work space which includes agility and flexible working to enhance productivity while catering for our staff wellbeing.
The individual will oversee our RE transactions, ensure collaboration and consistency cross region and have the vision to ensure our future workspace support is fit for our sustainable growth for years to come.
Working knowledge of REFM practice, trends and tools.
Experience of managing REFM within a complex, matrixed organisation facing significant business and cultural change.
A bias for data-driven decision-making, with experience in using insights to inform priorities and measure success.
Significant experience in specifically having led REFM strategy development and implementation activities within a corporate multi-national organisation.
Proven project and programme management experience within REFM.
Demonstrated ability to provide guidance and influence at the highest levels of an organization.
Experience assembling ROI focused business cases in support of investment requests.
Experience inspiring, coaching, developing teams to action.
Capable of moving from strategy to hands on execution – working productively in a fast-paced,
Must be detail-oriented with excellent written communication skills.

A degree in (but not limited to) Real Estate Management, Architecture, Engineering, Urban Planning, Facilities Management, or Business Administration as well as post-M&A experience would be advantageous.
