We have an exciting opportunity for an experienced Housing Disrepair Surveyor to work within our Building Surveying team in Leeds. Whilst the disrepair service will be your main focus you will also work as part of the wider Building Surveying Team.
AECOM provides building surveying services to Clients in both the public and private sector and to organisations in all areas of the Construction Industry including:
Commercial – condition surveys, refurbishments
Manufacturing, Industrial and Automotive facilities for Clients such as Rolls Royce, BMW and Jaguar Land Rover
Education establishments including schools, academies and universities
Leisure and Culture projects such as theatres, concerts halls and museums
Defence projects throughout the UK
Housing Disrepair Inspections
You will be instructed to undertake surveys of domestic properties and compile evidence in order to produce pt35 CPR (civil procedure rules) compliant reports in relation to housing disrepair matters.
Surveys will be undertaken independently or jointly with opposing expert witnesses depending upon client instructions. As part of the reports you will draw up schedules of work to enable remedial actions to be issued to contractors to remedy alleged disrepair issues.
Liaise with clients at all stages of the claim and ensure any legal agreements and Court issued directions are complied with.
Where required in contested litigation attend Court and give oral evidence in support of your written report.
In addition provide technical advice and guidance where requested by clients and provide building surveying services, but not limited to undertaking surveys, producing designs and specifications of works, dilapidations reports, ordering, supervising & inspecting works and providing reports.
Project Based (Design) Work:
You will have the chance to be involved in all stages of a project; from initial project definition and brief, design and specification, through to procurement, construction and building use, you have opportunity to work with a wide variety of clients including some very high profile names, often working alongside other construction professionals in multi-disciplinary teams. We believe that actually doing the work itself gives the best opportunity to learn, so you can expect to be given responsibility, and will need to be able to work both autonomously and as part of a team, all whilst receiving the guidance and support to allow you to develop.
Professional Based Work
You will be given the opportunity to undertake schedules of condition, dilapidations, party wall works and technical due diligence work. Working under the guidance of senior staff to enable you to gain experience and knowledge in these areas.
The Building Surveyor role we offer can be varied and is dependent on the Client, sector and project we are working for as well as the team for which you will be working with. General Building Surveying duties are listed below and will be provided as far as practicable to ensure breadth of knowledge for gaining successful Chartership through the RICS APC.
Preparation of Expert Witness reports including Scott schedules
Identification of building defects and preparation of Schedules of Work and Specifications including supervision thereof
Undertake relevant technical tests to help determine causation of defects
Court attendance & giving oral evidence in support of contested matters
Manage own workload and ensure all timescales are met
Design and specification
Detailed drawings (CAD not required, but the ability to provide clear mark ups for CAD to produce drawings will be expected)
Listed building and conservation area consents
Technical due diligence
Party wall awards
A Building Surveying Graduate at AECOM could have the opportunity to assist in all of the above tasks, and see projects from inception to completion on site.
Experience of acting as an independent expert witness in housing disrepair matters
Experience of acting as an expert witness in contested litigation including giving oral evidence in Court
Extensive experience of diagnosing the causes of damp and the appropriate remedial action in the context of Landlord liability claims
Effective decision making and strong verbal and written communication
Proactive and driven approach to work and creating success
Ability to working in a team of diverse individuals to meet common objectives
Buy-in to achieving deadlines set by Clients and Managers
Good organisation skills; ability to manage multiple tasks and willingness to ask for help when needed, as well as support other members of the team
Relevant industry Experience would be an advantage in addition to the above.
Bachelor’s or Master’s degree (min 2:2 or equivalent) in Building Surveying RICS accredited
