Job Description

  • Working with the Head of Real Estate for UK&I and Continental Europe, get to know the UK&I businesses by speaking regularly to stakeholders.

  • Assess the business’s needs and devise workplace strategies for individual offices.

  • Process and approve Landlords Rent, Service Charge and Business Rates invoices on a monthly and quarterly cycle

  • Liaise with Aecom’ s accounts teams based in the UK and India (Accounts Payable, Tax, Treasury, and Insurance)

  • Single point of contact with all the Landlord’s and their Managing agents

  • Coordinate service charge reconciliation on an annual basis

  • Single point of contact for all Business Rates approval and payments

  • Negotiate and coordinate Dilapidation assessments for all the properties

  • Coordinate with brokers, project managers, lawyers on lease renewals, terminations, or acquisitions

  • Create the initial financial analysis for transactions, then assist the Real Estate Finance team in completing them

  • Draft clear and cogent business cases to gain approval for real estate projects

  • Execute real estate transactions and coordinate the approval process

  • Contribute to the development of workplace policies, guidelines, and processes

  • Keep portfolio data up to date in Co-Star and other reporting tools

  • Support the creation of budgets and then monitor performance against them

  • Manage the services provided by AECOM’s real estate services partner for the European region.

Qualifications

  • Solid experience in corporate real estate.

  • Experienced negotiator of real estate transactions, particularly as the occupier.

  • Understanding of the fit-out project process.

  • Analytical approach e.g. understanding utilisation, challenging user requirements.

  • Attention to detail e.g. heads of terms, lease, business case.

  • Basic understanding of financial and accounting aspects of real estate transactions.

  • Well-organised; able to keep many projects moving simultaneously.

  • Excellent communication skills.

  • Project management experience desirable.

  • Confident, clear communicator.
