Job Summary

AECOM is seeking an HVAC maintenance technician at the subject matter expert level for our operations and maintenance team within a pharmaceutical complex in San Diego, CA. Typical work schedule is Monday-Friday; various hours may be required based on business demand.

This maintenance / repair technician performs as an SME in responding to work orders, troubleshooting, and providing preventative maintenance on facilities and utilities systems and equipment, including but not limited to mechanical equipment, motors, pumps, plumbing and piping, drains, and related equipment.

The HVAC/R Technician V is responsible for operating and maintaining HVAC equipment and systems for a large research facility and Central Utility Plant (CUP). Responds and provides service and feedback to the customer on temperature, humidity, and pressurization issues. Utilizes the Building Automation System to track, adjust, and trend. May routinely provide work direction to other technicians, coordinate/oversee subcontractor activities, and assist specialized craft technicians in other facility maintenance trades and services.

Essential Functions:

  • Understands and complies with all Environmental, Safety and Health (ES&H) programs and procedures.

  • Performs at level of HVAC Subject Matter Expert with demonstrated experience in pneumatic, electric, and electronic control systems.

  • Demonstrates thorough understanding of lab air flow dynamics including air handlers, exhaust, and steam humidifiers with the ability to independently diagnose and troubleshoot and provide direction on lab issues.

  • Leverages working knowledge of steam pressure reducing stations, steam traps, and condensate pumping stations.

  • Draws on familiarity with refrigeration equipment (e.g. ice machines, refrigerators, freezers, cold boxes, and stability chambers).

  • Demonstrates working knowledge of energy management systems (building automation systems) and has the ability to program, troubleshoot, schedule, and trend data.

  • Performs preventive maintenance on HVAC controls and operating systems as scheduled in the CMMS.

  • Diagnoses, troubleshoots, maintains, and repairs heating and ventilation equipment, pumps, fans, air dryers, compressors, and other mechanical equipment as necessary.

  • Demonstrates ability to lead maintenance teams with task assignments, oversight, quality inspections, training, and work order management.

  • Executes the leadership characteristics and critical thinking skills necessary to coach team members through problem solving and troubleshooting steps.

  • Creates and modifies site operations procedures for equipment and recommends measures to improve maintenance methods and equipment performance/reliability.

  • Utilizes strong mechanical and electrical skills in order to complete assignments.

  • Performs preventive maintenance on equipment as scheduled in the Computerized Maintenance Management System (CMMS).

  • Provides excellent customer service and feedback on all work orders while ensuring compliance to codes, regulations, industry standards, and company policies.

  • Operates various measuring, diagnostic and testing instruments to help provide energy efficiency solutions.

  • Operates equipment such as hand tools, computers, and diagnostic hardware to perform work.

  • Maintains a strict schedule in order to be successful in the assignment, while remaining flexible in the day-to-day activities for the benefit of the customer.

  • Other duties as assigned by Manager or Supervisor.

Minimum Requirements

Minimum Requirements:

  1. High School diploma or demonstrated equivalent.

  2. Six years of experience as an HVAC/R maintenance technician in an industrial, pharmaceutical, or research and development environment, or demonstrated equivalent combination of education and experience.

  3. EPA Universal certification

  4. Qualified applicants offered a position must be able to obtain site specific security access including all applicable background checks.

  5. Qualified applicants must submit to and pass a Tuberculosis test prior to employment, or be medically cleared for Tuberculosis by a medical professional, and be able to maintain annual negative results.

  6. Qualified applicants must pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.

Additional Information:

  • Qualified applicants who are offered a position must pass a pre-employment substance abuse test.

  • This position requires a valid Driver’s License.

  • This position does not include sponsorship for United States work authorization.

  • This position will require the ability to obtain a security access badge at our client’s location.

  • This position may require various shifts, weekends, and alternative work schedules.

Physical Requirements:

  • Requires the ability to regularly lift up to 50 lbs.

  • Requires the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs at least 10 times during shift.

  • Requires the flexibility to bend/stoop, squat repetitive during shift.

  • Requires the ability to regularly kneel repetitive for shift.

  • Requires the ability to move in a 90-degree fashion on a repetitive basis for shift.

  • Requires the ability to stretch/reach on a repetitive basis for shift.

  • Requires the ability to walk extensively throughout the plant during shift.

  • Requires the use of a Company/Client approved utility knife.

  • Requires the ability to differentiate colors pertaining to wire color-coding.

  • Some tasks will require repetitive wrist movement.

  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

Special Requirements:

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

Preferred Qualifications

Preferred Qualifications:

  1. Associate’s degree in HVAC, industrial mechanical, industrial electrical, or a related skilled trade.

  2. Two+ years of experience in a lead technician role that involved developing, mentoring and/or coaching lower level technicians.

  3. Formal training and experience in building automation systems.

  4. Experience working in a Computerized Maintenance Management (CMMS) environment.

  5. Experience working with steam systems (e.g. high pressure steam boilers), centrifugal chillers, air handling units, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, VAV pneumatic controls, and energy management systems (building automation control systems).

  6. Experience reading dials, monitoring equipment, and entering data into computer software.

  7. Proficiency with MS Office programs (Outlook, Word, Excel, and Power Point)

  • Must be willing to work overtime when required. May be required to work holidays and weekends.
