Job Summary


DUTIES: Develop and manage AECOM real estate investments and company sponsored equity funds in both domestic and international markets. Identify and help source potential real estate investment opportunities through on-going discussions with brokers and industry professionals. Screen and evaluate leads. Network and strategically target deal sources. Underwrite and coordinate real estate deals in which AECOM Capital invests its capital in primarily CO-GP positons. Lead due diligence on potential deals and coordinate post-closing activities. Monitor ongoing development and asset management of real estate portfolio. Assist with administration of the real estate valuation function, such as interacting with accounting, marketing, and legal departments, external auditors and valuation firms. Manage support team of analysts and associates. Lead negotiations on deal structuring between joint venture partners and lenders. Review financial analyses and market reports. Identify and communicate the risks and rewards of new acquisitions and prepare comprehensive investment memoranda for investors and investment committee members. Lead liaison between the company and developers, owners, lenders, consultants and other internal and external third parties. Oversee the analyses of operational, financial, market and statistical data as it pertains to projects. Lead liaison between construction manager, development manager, owners, owners’ representatives, contractors and consultants, as applicable. Manage coordination with construction counter-parts monthly review and reporting for investments. Monitor budgets for same. Coordinate fund-raising activities for AECOM Global Fund II. Lead liaison between investors and senior management team and provide investors with due diligence support. Assist with legal structuring for potential partnership vehicles with third parties. Build financial fund models and joint venture structures as needed. Assist with the development of strategic business plan and investment thesis for Fund II. Produce marketing materials and pitch books for new funds. Coordinate with AECOM Corporate internal teams regarding fund raising, investor relations, and current fund portfolio. Develop financial models to monitor AECOM Global Fund I performance. Responsible for portfolio rebalancing and monthly forecasts, mark to market current asset valuations, cash management and investor reporting. Manage, implement and execute ongoing projects for Global Fund I. Lead financing efforts for debt and equity. Assist with ongoing pre-development and development activities on projects. Assist infrastructure team with investments as needed. Domestic and international travel required.

Minimum Requirements

REQUIREMENTS: Position requires a Master’s degree in Real Estate, Real Estate Development, Finance, or Business Administration and 5 years of experience in the job offered or 5 years of experience involving: developing templates and financial models to value potential investments for different real estate asset classes; managing real estate projects including due diligence process for real estate joint venture initiatives; analyzing investment returns to investors and partners; analyzing third party funds and developing fund models for proprietary funds; researching and analyzing real estate market data; producing feasibility analysis; developing business plans and models for real estate projects using MS Excel and PowerPoint. Position also requires 3 years of experience in the following: ground-up development projects with deal capitalizations over $100 million; fund legal documentation and financial modeling of fund structures; network of foreign and domestic institutional investors and real estate investments in key international markets, including London, Hong Kong, Singapore, Malaysia; public-private partnerships and infrastructure projects; JV equity agreements, construction and permanent loan agreements; working relationships with real estate intermediaries, brokerage houses, placement agents, and capital raising.
