Job Summary

AECOM is seeking a Facility Site Manager in La Jolla, CA! Typical work schedule is Monday-Friday, 8:00am – 4:30pm; however, various hours may be required based on business demand and to manage the shifts worked at the site.

This position is responsible for the overall operation of the project/contract including ensuring the safety and well- being of its employees, safeguarding company funds and property, and generally representing the company with respect to the client. The Facility Site Manager directs a workforce of technicians and professionals engaged in a variety of activities in the management of a Class “A” headquarters, research, and office complex. This position ensures that established company goals are realized while maintaining client relations that will enhance future business, and has total responsibility for managing all aspects of the contract.

Essential Functions:

  • Specific Responsibilities

  • Manages 24x7 operations and maintenance function for a research facility.

  • Maintains 24x7 operations of all critical building support systems (HVAC, Mechanical, Plumbing, Electrical, Lab support, etc.)

  • Provides 24x7 up time to on site computer server facility, UPS (Uninterruptable Power Supply) systems and emergency/critical generators

  • Develops, plans, and implements annual shut down program for preventative maintenance activities

  • Manages multiple subcontractors supporting the operations and maintenance functions

  • Develops budgets and manages expenditures

  • Manages all aspects of the contract with the client

  • Shows strong technical background and understanding of:

  • Technical Working knowledge of client’s equipment, systems and processes.

  • Ability to quickly diagnosis equipment issues and repair or cause to repair same.

  • Critical nature of the client’s work environment including the particulars of a research facility.

  • Technical writing with an understanding of the value of procedures.

  • Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track and trend equipment history.

  • Contracts, contractors, suppliers and other service providers.

  • Managing through the use of Computerized Maintenance Management Systems (CMMS)

  • Writes and modifies maintenance work orders to improve equipment performance

  • Provides maintenance planning and scheduling

  • Knowledge of reliability maintenance

  • Good customer relations and a client partnering mentality:

  • Maintains a daily communication with the client ensuring “no surprises”.

  • A sense of urgency about customer response and addressing issues.

  • Experience with developing and presenting key performance indicators.

  • Supports Business Development and Business Unit management in contract negotiations with customers

  • Ensures establishment of comprehensive site ES&H and Crisis Management Plans.

  • Ensures that the Plans are aggressively monitored and requirements are enforced.

  • Actively participates in execution of the plans, including emphasizing the plan in new hire orientation.

  • Establishes and monitors comprehensive lock out /tag out procedures.

  • Maintains appropriate Job Hazard Analysis for all work and develops JHA’s as appropriate for new or altered work.

Minimum Requirements

Minimum Requirements:

  1. Bachelor’s degree in Mechanical, Electrical, or Chemical Engineering or Facility Management or related discipline, or demonstrated equivalent combination of education, training and experience.

  2. In addition to education requirements, this position requires 8 years of operations/maintenance experience, including 5 years with supervisory responsibilities in a technical field.

  3. Progressive career experience in facility maintenance management.

  4. Working knowledge of purchasing and/or utilizing and managing subcontracts or vendors.

  5. Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals.

  6. Qualified applicants offered a position must be able to obtain site specific security access including all applicable background checks.

  7. Qualified applicants must submit to and pass a Tuberculosis test prior to employment, or be medically cleared for Tuberculosis by a medical professional, and be able to maintain annual negative results.

  8. Qualified applicants must pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.

Physical Requirements:

  • Some tasks will require repetitive wrist movement.

  • Some tasks will require the ability to walk extensively throughout facilities during a workday.

  • Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

  • Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

  • Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.

  • Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

  • Demonstrated fluency in computer use including the full Microsoft product line.

  • Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.

  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

Preferred Qualifications

Preferred Qualifications:

  1. Experience working in a cGMP or similar regulated environment

  2. Experience utilizing a CMMS (computerized maintenance management system) and Microsoft Office programs such as Excel, Outlook, and Word. Power Point and Visio.

  3. Experience managing a budget.

  4. Consistent demonstration of the ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives, and arrive at the optimum approach to mitigate problems or leverage opportunities.

  5. Predictive maintenance experience, including areas such as IR scanning, ultrasonic, vibration and oil analysis, testing, life cycle studies, incident reports, root cause analysis and/or additional data gathering programs.

  6. Vibration Analysis Training and Certification.

  7. Experience in contract negotiation.

  8. Certification or formal training from Facility Maintenance Organizations such as IFMA, AFE or BOMA.
