Job Summary

AECOM is seeking a BAS Lead Technician for our operations and maintenance team within a pharmaceutical complex in La Jolla, CA. Typical work schedule is Monday-Friday; various hours may be required based on business demand and to lead maintenance endeavors on all shifts worked at the site.

This BAS Lead Technician is responsible for performing at a high level in maintaining, troubleshooting, servicing and documenting all aspects of the building automated systems in a pharmaceutical research environment. The BAS lead technician will also provide coaching, training, and mentoring to the staff who provide 24/7 coverage of the control room, monitoring and responding to critical measures of temperature and humidity in the research spaces. Must have the ability to maintain, improve, and participate in troubleshooting for the associated HVAC equipment serving the spaces monitored. Works with Honeywell, Edstrom, and Siemens Controls and associated instrumentation.

As a lead technician, this position requires candidates who are self-motivated and demonstrate the strong organizational/ time management skills needed to be successful in this role. May collaborate with specialized technicians or subcontractors to perform facility-related repairs. Provides instruction, mentors and trains less skilled technicians as needed. Effectively communicates with the site management team and the customer to understand requirements, and solve complex monitoring and control problems.

The BAS Lead Technician must have the ability to identify and correct any safety-related issues and perform independent equipment evaluations to identify potential equipment failures. General Maintenance of equipment may also be required.


  • Works under the general direction of management, supervising complex technical work utilizing a wide variety of resources, including computers. Often responsible for all or part of a project.

  • Assists in the training of other technicians. Instruct staff on troubleshooting and repair of HVAC Control systems Fire Systems, Building Automated Systems, and sequence of operations

  • Diagnoses, troubleshoots, maintains, and repairs BAS systems and equipment as well as related mechanical equipment and systems, such as HVAC and utilities. Assures calibration and maintenance of instrumentation, equipment, and controls for optimum performance.

  • Perform periodic updates and backups of system software.

  • Maintain system interfaces and network for BAS systems.

  • Troubleshoot network issues.

  • Establish building systems procedures and train technicians to same.

  • Finds solutions and helps with procurement of spare parts.

  • Identifies and documents cost savings.

  • Performs preventive maintenance on equipment as scheduled in the Computerized Maintenance Management System (CMMS).

  • Develops and monitors work assignments for other technicians and coaches as appropriate.

  • Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements.

  • Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations and industry standards.

  • Recommends activities to improve maintenance methods and equipment performance.

  • Analyzes and resolves work problems, or assists workers in solving work problems

  • Exhibits strong leadership skills, such as motivation, delegation, ownership, leading by example, well-developed organizational skills, excellent communication skills, etc.

  • Demonstrates attention to detail, good comprehensive and analytical skills, and excellent organizational skills.

  • Operates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work.

  • Demonstrates a high level of urgency and flexibility to meet emerging business needs.

  • Other duties as assigned by Manager or Supervisor.



Minimum Requirements

Minimum Requirements:

  1. High school diploma or demonstrated equivalent.

  2. Eight years of experience as a BAS / BMS technician, or demonstrated equivalent combination of education and experience.

  3. Qualified applicants offered a position must be able to obtain site specific security access including all applicable background checks.

  4. Qualified applicants must submit to and pass a Tuberculosis test prior to employment, or be medically cleared for Tuberculosis by a medical professional, and be able to maintain annual negative results.

  5. Qualified applicants must pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.

  • This position may require various shifts, weekends, and alternative work schedules.

Physical Requirements:

  • Requires the ability to regularly lift up to 50 lbs.

  • Requires the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs at least 10 times during shift.

  • Requires the flexibility to bend/stoop, squat repetitive during shift.

  • Requires the ability to regularly kneel repetitive for shift.

  • Requires the ability to move in a 90-degree fashion on a repetitive basis for shift.

  • Requires the ability to stretch/reach on a repetitive basis for shift.

  • Requires the ability to walk extensively throughout the plant during shift.

  • Requires the use of a Company/Client approved utility knife.

  • Requires the ability to differentiate colors pertaining to wire color-coding.

  • Some tasks will require repetitive wrist movement.

  • Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

  • Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

  • Demonstrated fluency in computer use including the full Microsoft product line.

  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

  • Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

Special Requirements:

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

Preferred Qualifications

Preferred Qualifications:

  1. Associates Degree in Industrial Technology, Industrial Electrical, or related program.

  2. Experience troubleshooting BAS / BMS systems and controls (Honeywell, Siemens, Edstrom, etc.)

  3. Possess knowledge of Building Systems sequence of operations

  4. Experience diagnosing, troubleshooting and repairing process mechanical systems such as HVAC equipment and utilities supporting same.

  5. Experience working with Fire Protection Systems

  6. Knowledge of Water Systems used in pharmaceutical applications

  7. Experience with the cGMP requirements in a pharmaceutical environment.

  8. Experience troubleshooting, repairing and working with electrical, mechanical, plumbing, and pneumatic systems.

  9. Experience using testing equipment such as meggers, voltmeters, multi-meters, etc. used in maintenance and troubleshooting activities.

  10. Experience leading or supervising a team of maintenance technicians in an industrial or research environment.
