Job Summary

Reporting to the Associate Director, Construction Services (Indonesia), the incumbent represents the owner of the project and be responsible for establishing executing, and finalizing the project deliverables according to project and customer. Accountable for timely and satisfactory completion.

  • Directs preconstruction, construction and post occupancy phase activities

  • Manage administration of the project and project team during the construction cycle, including technical, financial, and client satisfaction

  • Responsible to coordinating with the project manager and being accountable for the development, coordination, and execution of the planning, design and/or construction activities in the field

  • Manages multiple contractors and vendors interfaces and controls on site

  • Over seeing project delivery to ensure compliance with the project plan and specifications, monitor quality of work, craftsmanship, and material used on-site

  • Supports and leads assigned project team and ensure to actively involved in the project

  • Manages and reviews performance and work quality of assigned personnel.

  • Manages project plans for labor utilization, data storage, filing ans distribution together with access, contract compliance, business risk, and forecasting and earnings recognition

  • Participates in developing corrective plan for underperforming projects.

  • Works align with others to minimize project risk.

  • Structured periodic progress reporting including schedule updates, forecast to complete, variance identification and opportunities for improvement.

  • Provide leadership to planning engineers, schedulers, cost control engineers and document controllers to plan, monitor, and control the execution of the project within the time and budgetary parameters, optimizing resource utilization

  • Manage the development of systems and procedures for project control functions for project execution.

  • Responsible for leading the Project Management team, which will initially be embedded in the client’s operations department. Overall responsibility for ensuring all projects are completed in accordance with time, cost, quality and very importantly, stringent safety requirements (both for the public and workers), given the fact that all works will be completed whilst the facility is under full commercial operation.

  • Reviews bids, documents and data for the project; establishing schedules and budgets for contract obligations. Participates in bid contract negotiations and provide the client with recommendations regarding sub contractor selection.

  • Coordination with the Client, the Design Engineers and Architects, the Supply Chain and Contractors.

  • Takes the initiative in working with all departments including cost/scheduling, procurement, quality assurance, construction management, labor relations, finance and accounting and other services required to be performed for the project to achieve an integrated project team approach to the work.

  • Initiates and directs the planning and development of the project scope, procedure, budget and overall project schedule.

  • Reviews all major purchase orders, change orders and contracts/sub-contracts and periodically reviews change order controls to assure that all change orders are current and adequate.

  • Reviews and approves all project forecasts; schedules, cost estimates, financial reports and reconciles all commitments that exceed assigned budgets.

  • Coordinates all client contacts and maintains working relationships at all levels throughout the period of the project. Monitors and controls all contractual commitments to assure that all work is being performed in accordance with the specifications, drawings and terms of the contract.

  • Reviews equipment procurement methods, schedules and specific plans including expediting, supplier surveillance and methods of delivery to ensure compatibility with the overall project schedule and budget.

  • Conducts periodic project and Client meetings to review progress and discuss construction and engineering changes to project suggested by Client.

  • Provides Daily, Weekly and Monthly Reporting on progress of works to the Client.

  • Resolves problems of coordination, schedule and priority.

Minimum Requirements

  • Bachelor’s Degree in Engineering, Civil Engineering or building is preferable.

  • Minimum 15 years related experience in project management on retail or commercial building construction projects. Experience in managing delivery of construction management services and project teams preferred. (shopping malls and the like)

  • Managing design flows,designers during detailed design phase

  • Knowledge of Indonesian permitting and approval process

  • Expert administrative and technical knowledge of construction process with a high degree of maturity and sound judgment

  • Demonstrated experience in construction management on highly technical, complex projects with recognized leadership and supervisory abilities.

  • Proven strong programme management and document control and system skills

  • Able to motivate, interact and collaborate with client, engineers, and contractors.

  • Highly effective written and oral communication skills.

Preferred Qualifications

  • Bachelor’s Degree in Engineering, Civil Engineering or building is preferable.
