Job Summary

Responsibilities:

Develop, create and prepare construction cost estimates for large complex projects in the early stages of development and continue to support the project team with updated cost information throughout the Pre-construction phase of the projects. The position will require involvement in several projects simultaneously.

  • Participate in detailed conceptual estimates from Leads and coordinates the preparation of estimates during the pre-construction phase. Responsible for the day-to-day operations of the Pre-Construction Department and provides support services as required to Operations during the pre-construction and construction phases. Performs all functions and responsibilities in partnership with the company’s culture, corporate vision, ethics and code of conduct.

  • Oversees the most complex/quantity of jobs.

  • In charge of setting the direction for the Pre-Construction department by coaching/mentoring the rest of the department’s staff.

  • Direct and monitor the implementation of all pre-construction services and ensures that the company’s policies and procedures guide all activities.

  • Supervises and occasionally participates in the design phase of the construction process.

  • Guides junior estimators in the solicitation and bid process.

  • Tracks prospective work; establishes and maintains liaison with individuals in charge of procuring work by identifying and developing strategies that enhance opportunities for securing that work.

  • Often one of the primary representatives of the company in pre-construction meetings with the owner and designer through GMP.

  • Monitors the development of conceptual estimates, pre-construction schedules, and works with senior department personnel in the creation of all estimates and GMP’s.

  • Supports business development in preparation of proposals and presentations.

  • Provides training, feedback and mentoring for the pre-construction staff, coordinates schedules and monitors the workload of employees.

  • Reviews and approves takeoff assignments.

  • Insures the timely updates of the PCS specific database.

  • Responsible for continuously expanding and updating professional knowledge and honing skills and competencies to enhance individual and team innovation and productivity.

  • Accommodates additional responsibilities as assumed through personal initiative or assigned by higher authority.

  • pre-construction, concept design, schematic design and design development documents.

  • Work in a team environment to perform and/or coordinate quantity survey efforts to produce detailed cost estimates.

  • Prepare and distribute document packages to engage subcontractors, suppliers and vendors in order to solicit reliable budget information.

  • Review subcontractor, supplier and vendor pricing information for compliance with the scope and budget requirements.

  • Continually maintain key subcontractor, supplier and vendor relationships.

  • Utilize historical cost information and organize as required for application to the various project types.

  • Continually work to develop innovative solutions for the various project requirements.

  • Utilize enterprise based solution software applications for delivery of services.

  • Participate in all training required for enterprise based software required to perform position specific tasks.

  • Participate either as an individual or as part of a team in presentations related to the pursuit, preconstruction, construction or delivery of projects and/or professional organization conferences.

  • Coordinate with the operations and project based personnel in the performance of all tasks.

  • Be able to conduct and manage project team and/or design team meetings as necessary for specific projects.

  • Develop and maintain relationships with multiple design, engineering and consulting firms.

  • Continual review of recently completed project data and incorporation of the data into the historical cost database.

  • Performs other tasks and functions as directed by the Vice President of Estimating and Executive Vice President and Division Manager

Minimum Requirements

  • 10+ years of progressive experience in estimating and pre-construction with the emphasis on expertise in conceptual estimating

  • Relevant engineering or Construction Management degree (BS, or AS with requisite experience)

  • Intermediate to advanced Excel and Word skills

  • Intermediate to advanced skills in onscreen take-offs
